VILLACH'S CITY CENTER IN TRANSITION: TWO CONSTRUCTION PROJECTS GAIN MOMENTUM

Villach's city center is set to undergo two significant structural changes: the demolition of the Thomasser-Häuser on Widmanngasse and the demolition of three buildings on Freihausplatz, both scheduled to take place later this year. With these developments, the major projects "Rosengarten" and "Freihausplatz" are moving significantly closer to realization.

 

NEW IMPULSES FOR THE CITY CENTER

Investor and experienced historic building renovator August de Roode has invested several million euros in recent years to acquire twelve buildings in Villach's city center. These properties cover a total area of 15,000 square meters. While the renovation of the building at Hauptplatz 14 is already in full swing. The "Rosengarten" and "Freihausplatz" projects are now being concretized with legally binding demolition permits. The goal of these planned developments is to revitalize the city center in a sustainable way.

 

THE "ROSENGARTEN" PROJECT

The "Rosengarten" complex includes several buildings at Widmanngasse 33, better known to Villach residents as the "Thomasser-Häuser," as well as the "Hofer-Jenko-Haus" at Weißbriachgasse 1 and the Holzer-Haus, which is partially under historical preservation and requires extensive renovation. As part of the Rosengarten project, modern restaurant spaces, high-quality offices, and new apartments will be created. Following the 80th Villacher Kirchtag, traditionally held in the first week of August, a partial demolition of the Rosengarten complex is expected to take place.

THE "FREIHAUSPLATZ" PROJECT

Changes are also planned for Freihausplatz: as part of this project, the buildings located at Freihausplatz 2, Freihausgasse 4, and Ankershofengasse 5 will be demolished. Following this demolition, a mixed-use building is planned, featuring restaurant spaces on the ground floor and residential and office spaces across the upper four floors. Demolition work on Freihausplatz is expected to begin before summer.

 

PLANNED CONSTRUCTION SCHEDULE

The exact timelines for both projects depend on the progress of building permits. Demolitions in Villach’s city center pose a significant challenge, as thorough preparations are necessary. One particularly important aspect is securing evidence of the condition of neighboring buildings to prevent damage. Additionally, demolition will be accompanied by water spraying to minimize dust development.

The city of Villach interprets these developments as an important step toward making the city center even more attractive for residents, businesses, and visitors. Over the coming months, it will become clear how the transformation unfolds and what new impulses it will bring.
